At the beginning of August 2010 there were 221 detached single family homes for sale in Danville CA, over 25% increase from last month, and 48 condos and townhomes etc. (up by 7 from last month). Clearly the market is active in Danville, probably more so than in a typical July/August, but with only around 3.5 months supply of detached homes and 2.5 months supply of condos, the market still favors the seller.
Having said that, the major benefit to buyers right now is the fact that interest rates at historically low. While sellers can expect to get a lot of interest in any desirable home that is not over-priced, buyers should remember that their main concern should be the monthly cost of a home, rather than the purchase price.
It is interesting to note the increase in median sale price last month. Higher priced homes have been rather more difficult to sell over the past few months, but perhaps this is the start of a change in that market, which would suggest increased consumer confidence in the Danville area..
